A buyer’s guide to HOA parking software and apartment parking software: reserve spots, charge fees, or enforce rules — and which tools are parking-only versus a full resident system.

You have more cars than parking spots. Guests stay overnight. Reserved spaces get used by the wrong people. HOA parking software and apartment parking software can help — but products do different jobs. Some let people reserve a space. Some collect a fee. Some check that the car in a spot is allowed to be there.

This guide is for HOA boards, apartment and multifamily managers, CAMs, and resident management companies. It explains the jobs first, then the tools. Parking-only vendors are labeled that way. Three jobs parking software can help with

Use these three needs in the reviews and the comparison table.

  1. Fair access and knowing who is parked. People reserve a parking spot or a window of time. You can see who has which spot and when.
  2. Charging for parking. You collect a fee for a reservation, a permit, or a stay.
  3. Enforcing rules. You check that the car in a spot is allowed to be there. That can be staff walking the lot on a phone — scan a QR parking pass, see who booked the space, and reach them if they are in the wrong spot or left lights on. It can also be a hangtag permit, cameras, or towing. Phone-and-pass enforcement is not the same as a camera or tow system.

Hardware — gates and cameras — is a later step. Most small communities do not start there.

How to choose parking software for HOAs and apartments

Match software to the job you have today. Guest parking and fair reservations do not require cameras. If staff need to walk the lot, scan a parking pass, and reach the person who booked, that is a middle step — still not a camera or tow contract. Buy parking permits or license-plate tools when unauthorized cars are the real problem. If you also manage residents, dues notices, amenities, and a portal, ask whether parking is a separate vendor or part of the same subscription.

Parking Boss

Best for: apartments and HOAs that need resident and guest permits and help with unauthorized cars.

Standalone parking / permit product. It does not replace HOA accounting, amenity booking, or a resident portal. You still need other software for residents, dues, and community tools.

What it helps with: Fair access as who-may-park. Charging for parking is a published revenue option. Parking enforcement is a core job: rules, camera integrations, and patrol or tow partners.

What it does not do: A full HOA or apartment operating system. Courts and clubhouse booking in the same product.

Pricing: The official Parking Boss HOA page publishes a subscription from $195/month by home count. Demo / sales, not a free self-serve tier.

Who should look at it: Housing sites whose problem is permits and unauthorized cars, and who already have (or will buy) a separate resident system.

HOAResidents

Best for: HOAs, apartment communities, and resident-management teams that need parking and other owner/renter services in one place.

Includes other HOA / resident tools at the same price. Parking is not a separate parking-vendor contract. It is part of the same HOAResidents subscription.

What it helps with: Fair access — reserve parking spots, optional fee, and a record of who is supposed to be in a space. Someone who arrives at the lot can book on the spot from a phone and get a parking pass immediately (phone or printed for the dash) with a secure QR code. Staff walk the lot on a phone: see reserved, open, or expired spots; tap a space for the booker, times, and contact phone; scan the QR to confirm it is valid for that spot right now — or log no pass, wrong spot, expired, or wrong vehicle. You can require a plate number or plate photo at booking, and optional check-in. That is staff assistance on the same reservation engine as courts, rooms, and a clubhouse. It is not LPR cameras or a tow company.

The same price also covers resident access, properties, amenity reservations, messaging, announcements, documents, and a public community website — the tools the live site lists. It does not replace a dedicated permit patrol or camera vendor.

What it does not do: License-plate readers, gates, lease-tied hangtag permits, or towing. It is not a parking-only enforcement suite.

Pricing: Free to start. Published terms include full platform access free through January 1, 2027 for communities that sign up, with Core planned at about $20/month or $200/year per 100 homes. Confirm on the live pricing page. That is low paid pricing next to parking-only products that start at $100–$195/month.

Who should look at it: Boards and resident-management teams that want parking plus the rest of community ops in one place. If you only need cameras and tows, look at a parking-only vendor.

ParkingPass

Best for: when you need parking permits plus stronger enforcement (including license-plate cameras).

Standalone parking / enforcement product. Other HOA work stays in other software.

What it helps with: Guest and resident parking permits. Charging for parking through a published payment path. Parking enforcement with LPR and citations.

What it does not do: Residents, properties, messaging, or amenity booking for courts and rooms.

Pricing: The official ParkingPass homepage states subscriptions from $100/month. Contact or demo. Camera hardware is separate.

Who should look at it: Apartments and associations that already know they need permits and cameras.

Parkade

Best for: multifamily buildings that want parking operations, reservations, and often payments and enforcement as a parking partner.

Standalone parking platform for apartments. It does not include HOA accounting, a full resident portal, or amenity booking for courts and rooms. Confirm live positioning on their site.

What it helps with: Fair access as assigned and reserved parking spots. Charging for parking is a published job (resident and guest payment). Enforcement includes records and license plate scanning on the official site. Guest parking and PMS integrations are part of the multifamily pitch.

What it does not do: Replace HOA documents, messaging, or a properties-first community suite.

Pricing: Parkade does not publish a simple monthly menu. Pricing is quote- or demo-based. Do not treat third-party blogs as an official price list.

Who should look at it: Professionally managed apartments that want a parking partner, not a full HOA operating system.

HoldATime

Best for: inexpensive amenity reservations — parking spots plus courts, rooms, and other shared spaces — when you do not need a full HOA or resident operating system.

Not a full HOA suite. No properties-first HOA ops. Parking is one amenity type. You still need other software for residents, documents, and board work.

What it helps with: Fair access and a calendar of who booked which parking spot. Optional booking fee on paid plans. Walk-up booking at the lot, a QR parking pass (phone or dash), and a staff lot-walk screen to scan the pass, see who booked, and reach them. Optional plate text or plate photo. Not cameras or tows.

What it does not do: Resident rosters as the product, HOA documents, or hangtag-permit / LPR enforcement.

Pricing: Free plan with a live cap of 50 future reservations. Core is $15/month. Pro is $30/month, then $10 per extra 100 reservations. Confirm on holdatime.com.

Who should look at it: A club, church, or housing site that only needs shared-space booking. If you also manage owners and renters day to day, a community bundle is a better fit.

SuperSaaS

Best for: a generic booking calendar if you will configure parking yourself.

Standalone calendar. No HOA resident management.

What it helps with: Fair access if you model parking spots as appointments. Charging for parking if you turn on payments. Enforcement is only the calendar record.

What it does not do: Parking permits, cameras, or a resident portal.

Pricing: SuperSaaS pricing includes a free tier and paid plans from about $9/month at 100 future appointments.

Who should look at it: Managers who want a cheap scheduler and will design the parking rules themselves.

Try a low-cost community tool first

If you manage residents and parking together, start with a community tool that is free or low cost to try. If you only need a shared calendar of parking spots and other amenities — and you do not need a resident operating system — HoldATime Free or SuperSaaS Free are cheaper amenity or calendar starts.

If staff need to walk the lot, scan a parking pass, and reach the person who booked, HOAResidents and HoldATime include that. If your real problem is hangtag permits, cameras, or towing, look at Parking Boss, ParkingPass, or Parkade. Those are parking-only vendors. You will still need something else for owners, renters, and board work.
